Central and Southern Virginia
- The Hotel Petersburg, a Tapestry Collection by Hilton property, opened in December 2024 in the heart of Old Towne Petersburg. The newly restored 64-room upscale boutique hotel masterfully blends historical preservation with modern amenities. The hotel’s unique dining and entertainment options are a nod to the hotel’s past: Shirley’s, a full-service restaurant and bar serving seasonal fare; 20 West, a rooftop lounge with curated cocktails and sweeping city views; and The Boiler Room, a spirits bar with speakeasy vibes. An outdoor courtyard provides a green space for guests to relax.
- Slated for a February 2025 opening in Richmond, Shenandoah Mansions is a redbrick 73-room boutique hotel inhabiting a six-story historic apartment building dating back to the 20th century. The property exudes old-world charm through cinematic interiors with Richmond influence and references to local myths and legends. Shenandoah Mansions will be the Fan District’s first boutique hotel, offering sweeping views of treetops and steeples as one of the tallest buildings in the neighborhood.
- The Virginia Guesthouse, coming to Charlottesville on University of Virginia grounds in late 2025, will replace the previous Cavalier Inn on Emmett Street (though in a new location). The hotel and conference center will feature 217 guest rooms, approximately 25,000 square feet of conference space, a full-service restaurant, a café, outside terraces, and a rooftop bar.
- Roman luxury meets southern charm at Caesars Virginia. Opened in December 2024 in historic Danville, the all-new destination resort brings the iconic Caesars brand to the heart of Southern Virginia. Caesars Virginia offers a luxurious experience, complete with a 320-room hotel, a casino, full-service spa, pool, world-class dining, upscale bars, lounges, convention space, and non-stop entertainment.
- Opened in late October 2024, The Boardwalk Hotel on Lake Anna offers 34 rooms and a variety of amenities, from in-room kitchenettes or wet bars to seamless virtual check-ins and guest services. Guests can enjoy panoramic views of Lake Anna from common areas and access a range of recreational activities, including rentals for pontoons, jet skis, kayaks, and paddleboards.
- The Birdwood Mansion, located on the grounds of the Boar’s Head Resort in Charlottesville, is undergoing a renovation and expects to open its doors by fall 2025. The historic property features four accommodations in the mansion, three adjacent cottages, and a culinary program that brings in some of the most experienced creative chefs from around the world to create seasonal, international tasting menus for the Birdwood Mansion’s dining room.
- The Ellen Glasgow House on Main Street in Downtown Richmond will be turned into a 12-room boutique hotel called Dear John. The 184-year-old, 11,000-square-foot mansion is named for the Pulitzer Prize-winning novelist who resided and wrote there the majority of her life. The name Dear John is a tribute to the owners’ 4-year-old nephew, as well as a nod to the wish-you-were-here moments they experience when they travel. Dear John has an anticipated opening of late 2025.
Coastal Virginia – Chesapeake Bay, Hampton Roads, Eastern Shore
- The Rochambeau Roadside Inn is a newly renovated, 22-room boutique hotel that opened in Williamsburg in December 2024. The property maintains the nostalgic charm and character of the original 1954 classic roadside motel, but designer details and modern amenities perfectly blend the past and present.
- The Renaissance Portsmouth-Norfolk Waterfront Hotel completed extensive renovations in October 2024. Overlooking the Elizabeth River, the hotel offers refreshed guest rooms, elegant meeting spaces, and elevated dining experiences, including The Crawford Restaurant and Beacon Lounge.
Northern Virginia
- Hotel Burg, the first hotel to open in downtown Leesburg’s historic district in 60 years, is coming in summer 2025. The 39-room, seven-suite boutique hotel will offer upscale amenities, including a 70-seat restaurant called Huntōn, as well as a private speakeasy and a rooftop lounge and bar with stunning views of downtown.
- Expected to open in mid-2025, the JW Marriott at Reston Station will be Virginia’s first JW Marriott and only the second in the Washington, D.C. region. The 28-story glass and concrete high-rise adjacent to the Wiehle-Reston East station on Metro’s Silver Line will feature a JW Club, fitness facility, fine-dining restaurant, a signature bar, and a café. The hotel will also offer 25,000 square feet of premier event space, including a 9,000 square foot main ballroom and multiple intimate meeting rooms.
- A dual property AC Marriott & Residence Inn Reston opened in Reston in January 2025. This is the first dual concept of this type from Marriott. The Residence Inn offers 120 guest rooms featuring fully equipped kitchens while the AC Hotel offers 147 guest rooms with a distinctive modern design. On-site dining options include the SEVEN Restaurant & Bar, a full-service, all-day dining outlet, and the SYN Rooftop Bar & Lounge atop the property.
- The Rose Gaming Resort opened in Dumfries in November 2024. Located just off Interstate 95, the $460 million, 175,000 square foot resort features a 102-room hotel, more than 1,600 historical horse racing terminals, an offtrack betting room, seven-acre park, and playing fields. Fun fact: This 62-acre site was previously a landfill for many years.
Shenandoah Valley
- After a $4.5 million renovation, the Inn at Vaucluse Spring will reopen in late 2025 under new ownership. Located in Stephens City in the picturesque Shenandoah Valley, this reimagined luxury boutique inn offers a unique blend of European elegance and local charm. A highlight of this transformation is the culinary program led by Chef Proprietor Jan Van Haute, renowned for his innovative farm-to-table cuisine.
- Conveniently located near James Madison University, Spark by Hilton Harrisonburg University Area is under construction with an expected July 2025 opening. A pet-friendly hotel that caters to both business and leisure travelers, the Spark by Hilton offers lodging minutes away from local restaurants, shops, and breweries in the heart of Harrisonburg.
Virginia Mountains
- Three Hills Historic Estate & Spa is a 64-room boutique inn coming to Warm Springs in the former residence of Mary Johnston, the first woman to top The New York Times bestseller list. This regional treasure was built in 1913 and is under-going renovations for a planned opening in summer 2025 with a spa to come in fall 2025.
- Hotel Fauna will offer visitors in Bedford more than just a place to stay – it’s a re-imagined piece of history. The former Bedford Middle School is being transformed into a 30-room hotel with plans to open in late summer 2025.
- The Opal House opened in the heart of the Alleghany Highlands in December 2024. The 124-year-old dwelling was meticulously restored and turned into a boutique inn offering 8 unique rooms, a fully-stocked coffee and tea bar, and a fire pit for roasting marshmallows and soaking in the peaceful mountain views.
- Spark by Hilton Roanoke Airport opened in early February 2025, offering smart design, great value, and a convenient location near ROA Airport & the Blue Ridge Parkway.
Southwest Virginia
